What kind of infrastructure will be here, transport interchange, what kind of ecology will be around, which is also important, how is the progress of construction, and most importantly, when, finally, the long-awaited keys will be received by equity holders?

Location

The city of Vsevolozhsk is located next to St. Petersburg. Its center is only 25 km away by car. The microdistrict Berngardovka is located even closer from the northern capital, which is one of its main advantages. In the southwestern part of this microdistrict, they began to build the New Switzerland residential complex. The place was chosen very well, since there is a large transport artery nearby - Khristinovsky Avenue, along which you can get to the Road of Life in a matter of minutes. This is a whole group of companies formed in 1999. At first, it was engaged only in the supply of finishing and building materials. The priorities of the management are professionalism of employees, flexibility in solving tasks, individual approach to all clients without exception. As a result, Pro-Invest quickly became one of the leaders in construction holdings in the Leningrad region. Now, along with deliveries, it performs the entire range of works on the construction of real estate - from design to implementation to consumers. Together with the New Switzerland Residential Complex, Pro-Invest is working on the projects of the Officers Residential Complex, which, according to the plan, should be completed in the II quarter of this year, and the Pavlovskie Etudy Residential Complex, the completion date of which- 2019.

Infrastructure

The New Switzerland complex is small in scale. It only occupies 3100 m2. There are 2 houses under construction in this area. The first complex is smaller, it is planned to build only 30 apartments in it. This building has 5 residential above-ground floors and 1 non-residential, basement. The second complex, for 100 apartments, has 1 basement floor and 7 above-ground floors, of which the first is the administrative and utility floor, and from the 2nd to the 7th - residential. In the courtyard of the complex, the developer plans to equip recreation areas, a place for children to play and a sports ground. Parking will be located in the basement floors. In addition, additional parking will be made in the local area. On the ground floor of the seven-story building there will be 13 storage rooms, offices, rest rooms, telephone rooms, a billiard club, a cafe, a pram room.

Despite the fact that no other infrastructure facilities are planned to be built, the equity holders of the New Switzerland Residential Complex leave favorable reviews. Within a radius of 2500 meters from the complex there are Pyaterochka, Magnit, Dixy stores, a hospital, private medical clinics, a polyclinic for adults and children, several pharmacies, a gymnasium, a lyceum, four schools, more than ten kindergartens, four gas stations, small grocery shops, there is even a boarding house.

Design

The New Switzerland complex was conceived according to a very original project. It uses non-standard solutions for glazing, setting corners, the concept of placing one house relative to another. Entrances to both buildings are located from the courtyard, which is planned to be made without fencing and security. Entrances to publicobjects (cafe, billiard club and others) are planned to be made separate from the opposite side of the building.

Elevators will be located in the spacious entrances of both buildings, but the issue of the expediency of the presence of a concierge has not yet been resolved. The construction of the residential complex "New Switzerland" is carried out in a monolithic-frame way. The outer walls are built according to the technology for the northern regions. That is, they provide for three layers, one of which is insulating with isover. A distinctive feature of the complex is the installation of gas boilers in each apartment, which will enable residents to independently regulate the heating power.

Construction progress and work schedule progress

LCD "New Switzerland" fell into the category of "long-term construction". It began to be erected in 2012, with a completion date set for the third quarter of 2015. But even by the end of this year, the laying of communications and the execution of facade work in a small building were not completed. The deadline has been moved to the second quarter of 2016. And again, the builders did not have time to complete the planned work. A news report was shown about the "New Switzerland", saying that the deadline for the completion of the complex was again shifted to the fourth quarter of 2016. According to the work schedule, it was necessary to complete the glazing of the facades, the installation of ventilation, the finishing of the MOS, the installation of the heating system and the installation of gas boilers, as well as the improvement of the territory.

As of 2016-01-12, part of the work, including the facades and installation of the heating system, was completed, but the landscaping was not carried out in full. The deadline for completion was set by the developer for the first quarter of 2017, but the building permit has been extended until the third quarter.

In Berngardovka should become one of the dominant residential complex "New Switzerland". Reviews about the residential complex of equity holders, patiently waiting for the keys to be given to them, are enoughpositive.

Merits noted by prospective tenants:

  • satisfactory transport interchange;
  • good infrastructure, while many objects can be reached on foot without using transport;

Noted deficiencies:

  • multiple rescheduling;
  • in the construction area of "New Switzerland" there are insufficiently reliable communications to which the complex will also be connected;
  • lack of pre-finishing in apartments;
  • prices are higher than stated housing category.
