Yekaterinburg is a city with one and a half million citizens, dynamically developing both as an industrial and cultural center of the Trans-Urals. It is not surprising that housing construction is proceeding at a very high pace here. So, at the end of the past year 2016, two large projects were commissioned in the city at once, one of which is the residential complex "Krylov", or, as it was called in the old manner, "Krylov". This complex was rented out in two stages, and each became exclusive. Its slender high buildings, made in white and blue colors, and in the evening lit up by dozens of lights, attract the eye even from afar. Residents of the complex can boast not only its design and decoration, but also their own swimming pool, beauty salon, kids club.

Location

The Krylov Residential Complex was built in the most elite place in the city. Yekaterinburg is steadily developing and growing, rising to the international level. In the general plan for its improvement, there is a point on the demolition of old buildings that do not represent either architectural or historical value, and in their place the construction of modern residential buildings, parks, shopping malls, children's institutions. Fit perfectlyin pursuance of this paragraph, the Krylov housing complex, which began to be built opposite the Central Stadium, on the site between Tatishcheva, Klyuchevskaya, Pirogov and Melnikov streets. To get a place for a construction site, the developer had to demolish several old houses. Now this area has become more modern and more presentable. Residential complex "Krylov" is located in the city center. Here, within a radius of one kilometer, there are kindergartens, schools, a stadium, supermarkets and shops, restaurants, cafes, clinics, bank branches, a university, a medical college, a scientific institute.

There are also no problems with transport here. Directly near the new complex, stops have not yet been approved, the metro is also far away (the nearest station Ploshchad 1905 Goda is 1,700 meters away), but there are stops for minibuses, trolleybuses, and buses within a radius of 400 meters. In total, about 20 routes run here, so you can easily get to anywhere in Yekaterinburg.

Ecology

From these positions, the residential complex "Krylov" is not very conveniently located. Yekaterinburg is in the leading group among the cities of the Urals in terms of air pollution. Its location on the slopes of the mountains is "guilty" of a special air circulation, in which its movement is too quiet and stagnation is observed. There are many industrial enterprises in Yekaterinburg, but they are all located far from the Krylov complex and do not have any noticeable adverse effect on its residents. It is quite another thing - cars, which are always too many in the city center. They are thrown intoatmosphere per year about 120,000 tons of substances hazardous to he alth. For comparison: the annual emissions of all enterprises in Yekaterinburg are only 20,000 tons. At this point, residents can choose - either live where the environment is bad, but in a prestigious complex in the city center, or live close to nature, but in the suburbs.

However, the owners of apartments in Krylov have a place to take a walk. Just 500 meters from the complex there is a green square, and next to it is a large park "XXII Party Congress".

Builder

LC "Krylov" is a project of the largest company in the Urals "Sinara Development". According to the structural organization, it is a divisional holding, which is part of the Sinara group. The scope of the holding's activity is the full management of construction projects in the region, from the stage of their design to the stage of implementation. The interests of the company extend to the objects of both residential and commercial construction. Over the years of work, Sinara Development has 25 completed projects. In 2016 alone, the company commissioned 524,000 square meters in Yekaterinburg. Approximately at the same time, the commissioning of the residential complex "Krylov", "Change" and "Own Circle" took place.

In its work, Sinara Development focuses on the introduction of advanced world construction technologies, while maintaining domestic traditions.

Residential complex "Krylov-1"

In 2012 Sinara Development started a large-scale project called Krylov Residential Complex. It included two lines. The first included one house with eight sections. They consisted of buildings in 11, 12, 18 and 25floors. The design of all buildings was conceived in a single color scheme of light gray and gray-blue shades, which looked new, bold and unusually impressive. Housing here was built only business class. On the first two floors of the complex, according to the plan, a children's club, a beauty salon, several shops and offices were to be built. A fitness center was planned to be built nearby. The company implemented all this and successfully passed it in 2015. The address of the first phase of the residential complex "Krylov" is as follows: Melnikova street, 27. The complex confirms its status of business class housing not only with exclusive infrastructure, but also with a beautifully landscaped area where flowers and trees are planted, architectural forms are installed that correspond to the general style of the building, equipped with several playgrounds with soft rubber coating, sports grounds, beautiful recreation areas. Entrance to the complex is only through the reception. It is located in a spacious hall, furnished with upholstered furniture. The area of elevators, of which there are several, is also spacious, the floors are made "marbled", the walls are lined with ceramic tiles. The infrastructure includes underground parking, where you can go down by elevator.

Apartment layouts

In the residential complex "Krylov-1" - there are no more than 4 apartments on each floor. All of them are bright and spacious, with panoramic windows. Some of them have vertical windows of the “floor-ceiling” type, and some have tape windows, of the “wall-wall” type. Each apartment has a loggia, a large kitchen, separate bathroom and bath, autonomous heating (regulators are installed on the radiators).power). According to the project, the following types of apartments were built in the complex:

- one-room apartments with total area from 46 sq.m.² to 51 sq.m.^2;

- two-room apartments - from 66 m² to 80 m^2;

- three-room apartments - from 87 m² to 100 m^2;

- four-room apartments - from 123 m² to 128 m^2.

Krylov-2 Residential Complex

The construction of the second house of the Krylov residential complex began in 2015 next to the first one. It was supposed to consist of five sections, also of different heights, but in this case 15, 18 and 30 floors. The style of the buildings is ultra-modern, concrete and glass prevail in the exterior design, which successfully distinguishes the buildings of the Krylov residential complex. The photo captured the facades, made entirely of glass panels with a mirror effect. They give the complex a somewhat official and at the same time compositionally finished look. In general, the buildings of the second stage continue and complement the architectural ensemble of the first stage, but here the designers have introduced some distinctive details. So, a bright illumination is equippedalong the contours of structures, which very effectively decorates the hulls at night. The second highlight is the outdoor panoramic elevators, using which residents can admire the surroundings. They will be placed on each section. The project provides for special panels so that the movement of elevators does not interfere with the owners of apartments, in the immediate vicinity of the walls of which they will be mounted. In addition, the internal elevators are also left. Although the buildings of the entire complex are built side by side, the second stage of the Krylov new building (LCD, Yekaterinburg) has the following address: Tatishcheva Street, No. 47A. Once upon a time there was and still remains in the documents house number 47. The letter "A" was added to avoid confusion.

Infrastructure & Design

As well as the already commissioned houses of the Krylov residential complex, the 2nd stage will also have an excellent infrastructure. The complex provides a courtyard without access for unauthorized persons. For the convenience of residents, the entrance to the entrances is planned both from the courtyard and from the street, but with the obligatory crossing of the control zone. Playgrounds with a safe surface, nice recreation areas with benches, and sports grounds will be installed in the courtyard of the complex. On the territory, which has already been raised above ground level, it is planned to plant flower beds, plant flowering shrubs and trees, and place beautiful architectural forms.

The first floors of the buildings will be non-residential. Boutiques, a restaurant, a cafe, a kindergarten, and other leisure facilities will start working here. The entrance to them will be separate. Parking, as in the first stage, was built in the residential complex "Krylov-2"underground.

All buildings were built using monolithic technologies. Since winters in Yekaterinburg are quite cool, the outer walls are made in the form of sandwich panels with an Isover insulation layer, and all loggias are made with glazing. On the floors of the buildings, according to the plan, there are only 3-4 apartments, and on the upper floors - 2-3 apartments. In addition, on the 30th floor, the architects designed penthouses with spacious terraces.

The following types of apartments are available in the second stage of the Krylov residential complex:

- two-room apartments - from 65 m² to 86 m^2;

- penthouses - 168 m2.

Somewhat better in the apartments of the second stage of the residential complex "Krylov" design. The project of a one-room apartment includes a spacious entrance hall with or without a storage room (from 6 m2 ²), kitchen (from 12 to 18 sqm²), room (from 15 to 18 sqm²) and a spacious loggia.

Construction progress

The plan meant that in the II quarter of 2016 the second phase of the Krylov residential complex would be commissioned. Residents' comments note that by this time the builders had not completed the landscaping and some work in the buildings, so the deadlines were postponed to the end of the year. Officially, the house was commissioned and the act was signed in 2016 on November 14. Acceptance of their apartments by tenants began in the first days of December, was carried out and is still being carried out by mutual prior agreement. Along the way, some violations are revealed, mainlyconsisting in minor imperfections, which the customer undertakes to eliminate in accordance with the act. Before receiving the keys, landlords must pay part of the payment for future utilities. To date, most of the apartments have been accepted.

LC "Krylov" (Yekaterinburg): reviews

Since the housing in this project has the status of a business class and is quite expensive, everything here must be done with the highest quality.

Merits noted by equity holders:

- location in a good location (city center), close to transport stops, shops, educational institutions, hospital;

- beautiful design;

- rich infrastructure;

- underground parking;

- the presence of security in the complex;

- excellent layout of apartments;

- satisfactory quality of work.

Noted deficiencies:

- relatively high prices;

- from the delivery of the object to the issuance of keys for more than a month.

First line:

- there is practically no declared gardening of the yard;

- poor soundproofing in apartments;

- poor quality tap water;

- a lot of imperfections in the apartments (cracks on the walls, blowing from the windows);

- Elevators do not operate regularly.

In the second turn:

- insufficiently landscaped area;

- small playgrounds;

- availability of apartments without balconies, which is unacceptable for business class housing.
