The dormitory is associated by many with the time of free students, evil janitor, cockroaches and lights out at eleven o'clock in the evening. It is the students of vocational schools and higher educational institutions who more often than others have to settle in a corridor-type hostel. After graduating from their alma mater, they break out of their temporary shelter with great pleasure, but there are people who have to exist in such conditions almost all their lives. Today we will talk about what a corridor-type hostel means, what conditions are there, whether it is possible to buy a room there and how to make your stay in such housing as comfortable as possible.

Under-apartment or a new communal apartment

Hostel - the very name of the housing speaks for itself. These are premises designed to compactly accommodate a large number of people for a short period of time. Most often, these are houses with a special layout. The corridor-type dormitory project is presented in the following photo. Few people do not know what type of real estate this is, because almost everyone who arrived in the big city from the province had to live in such premises.

At one time, dormitories were built en masse, they settledworkers, students, employees of various state organizations. It became a good alternative to communal apartments, which were mostly privately owned and accommodated huge families.

A room in a dormitory cannot be called separate housing, even with a big stretch, except for the so-called family hotels, especially since initially from two to twenty people who do not know each other can live in one room.

Classification of dormitories

According to the form of ownership, they can be state (municipal) or commercial. The first ones are settled by employees of budgetary organizations, it is legally almost impossible for an outsider to rent a room there. In the second case, we are talking about residential buildings intended for corporate workers of a certain company that owns this property.

Also classified as a commercial hostel is a sectional and corridor type, in which you can freely rent a room for an indefinite period of time privately. This is convenient for people who are forced to go on business trips, but cannot afford to pay for a hotel, as well as for tourists. In this segment, premises are often provided with an order of magnitude better quality, both in terms of layout and in terms of furnishings and sanitary and hygienic conditions, compared to state real estate.

By the type of layout, there are such options:

  • sectional hostel;
  • corridor-type hostel.

Sectional or whatever elsecalled, the block type is a type of housing where the rooms are located in small sections. Functional premises in the form of a bathroom, shower and kitchen are shared by the owners of one section. There can be several of them on one floor. The hostel of the corridor type in our country is represented to a greater extent. Therefore, we will talk about them in more detail in today's article.

Corridor housing

This is a traditional "hostel", it can be located in a high-rise building (9-16 floors), and in a building with only 2-3 floors. A distinctive feature of such housing is that the rooms are located along a long corridor that runs through the entire building. Usually, at the end, designers provide a bathroom and a shower, and at the end of the corridor there is a kitchen with several stoves and sinks. Laundries are sometimes arranged in new-style housing, which are often organized in the basement. These spaces fall under the category of common areas.

In modern commercial dormitories, specially hired staff clean the kitchen, bathroom, toilet and laundry, moreover, some institutions have a similar practice in the private rooms of tenants. But the traditional corridor-type hostel is serviced by the residents themselves. Tenants share common areas according to the schedule, which also regulates cleaning issues in the corridors, in the kitchen, and in the bathroom.

All you have is yours

Despite the fact that one dorm room claims quitemany settlers, its area is not always large. According to the law, 6 sq.m is provided for one person, in fact, up to ten people can live in a 5x5 m room.

If we talk about "apartments" from student dormitories, then they most often comply with the standards and students live in 2-4 people. In such institutions, it is sometimes possible to rent a room to people from outside, but since such housing is semi-legal, there is always a risk of being evicted at the most inopportune moment.

In homes that are rented out to workers, conditions can be even worse, as they are lower-priced housing. The settlers sleep on bunk beds, in addition, the room can have a closet, several chairs, a table and a couple of bedside tables. Although there are exceptions, they do not apply to municipal hostels, but to commercial ones. In them, even the most inexpensive rooms are not overcrowded and have all the necessary furnishings for life. Moreover, the premises can be fully paid for by yourself, then the manager will not add other tenants to it.

A room in a corridor-type dormitory, according to the standards, must be equipped with a bed, a table, a couple of chairs, a bedside table, a hanger or a wardrobe. Some owners can equip the room with a refrigerator, TV, microwave.

Bathroom

The toilet in the hostels is designed for a large number of rooms at once. Usually it is the only one on the entire floor. However, not one toilet bowl is installed in the bathroom, but several, between them there arepartitions. Rarely (but it happens) in this room there is a shower room. Often you have to wash in another room, which can be located on the first floor, or even in the basement.

In general, the bathroom most often causes special criticism from the residents of the hostels, because plumbing often breaks down there, there is constant unsanitary conditions. The management of residential buildings should deal with these problems, but they often neglect their direct duties.

Food for residents must be prepared in the shared kitchen (there is a photo above). The corridor-type dormitory is equipped with one kitchen per floor. The interior of this room is often more than modest. Depending on how many rooms the kitchen is designed for, 2, 3 or 5 stoves can be installed there, the number of sinks also varies.

The availability of furniture depends on the manager and tenants. If this is a family-type hostel in which the same people live, it is usually equipped with a modern kitchen, with normal household appliances and furniture (bedside tables, hanging cabinets, a table), but working "dormitories" can rarely boast of such an abundance. As, in fact, cleanliness in the catering department.

Real estate market

Numerous hostels could become a typical corridor-type project hostel if the apartments in them were not equipped with a separate kitchenette and bathroom, albeit a small one. No matter how smallthere were such apartments, many seek to buy or rent such property, because it is quite affordable.

The same can be said for dorm rooms. Their privatization and sale became possible only recently. It should be noted that not all dormitories will make it legal to buy/sell rooms. If the house in the register is listed precisely as a hostel, then all real estate transactions with premises located within it will be a violation of existing legal norms. That is, you can buy a room in a hostel only when it is such only by planning, and not by fact.

How to make dorm life more comfortable?

Even small in size and defective in functionality (but own) real estate is better than a rented apartment. And if you really need to live in a hostel for some time, you should make your life comfortable. The main disadvantage of such housing is the lack of indoor amenities.

It is impossible to equip a bathroom in a room, unless you want to take buckets out with you (then you can put a washstand and a small dry closet there), but any dormitory resident can create a compact kitchenette. True, sometimes the commandants forbid or restrict their settlers in this right, referring to fire safety. If there are no problems of this nature, then you can cook food on an electric stove or in a slow cooker, an electric kettle will be a good help.

In large rooms, residents often make partitions, with the help of which it is enough to simply modify the situation. This approach also allowsdelimit the room by creating separate zones.
