Despite the financial crisis, inflation, any political changes, the demand for housing will always be. After all, students graduate from institutes and leave dormitories, some couples, unfortunately, get divorced and are forced to exchange apartments, lovers get married and want to live separately from their parents, families have children, and those, in turn, grow up over time, graduate from the institute and also looking for their own home. So it turns out "the cycle of apartments in nature." Another thing is that only a few can afford elite housing, and not everyone can afford a full-fledged "odnushka". Where do hotels come from

Hotel-type apartments (KGTshki) were actively built in the Soviet Union in the 1960s and 1970s. They were intended for production workers, and were often built with their help. The apartment-hotel at that moment was considered a "transitional stage" between the hostel and the full-length apartment. It was assumed that for single workers or young couples without children, a room of 9-17 sq. m. Dining rooms were intended for their food, which were often located on the first floor of the same house. A Soviet citizen was supposed to wash in public baths. And by the time the family grows, the workers should have received a more spacious apartment. With this point of view, the features of the layout of the living rooms are associated. But in the 90s, many industries closed, housing was no longer built in sufficient volumes, and the desired square meters became possible to acquire only on a commercial basis. That is why so many people still live in apartments called “gostinka”. What is it?

What do the living rooms look like?

The prototype of Soviet hotel-type apartments became popular in the 20-30s. last century in America, the so-called studio apartments. But they differed in a slightly larger area, unlike our housing. So, KGT is a living space resembling a one-room apartment, but much smaller in area, with a combined bathroom (however, sometimes only with a toilet) and a tiny kitchenette or even without it at all. In addition, the hotel is the building itself, where such apartments are located. It usually has 5 to 16 floors, mostly without balconies. As a rule, one entrance, apartments are located on both sides of the stairs. There can be from 10 to 50 on one floor, on both sides of a long corridor.

Design features dependon the type of this type of housing. There are only two of them: room and apartment. The first option is a room with a tiny entrance hall and a bathroom, which has a toilet and a sit-down bath. Although the latter may not be at all. There is no space for a kitchen. Sometimes there is a small nook without a window, which can be adapted for cooking. The entire space covers an area of 13-18 squares.

There is also an apartment type guest house. What it is? This is already a larger living space (up to 24 sq. M), in which, in addition to the room, there is also a kitchen, albeit quite small (about 5 squares). The bathroom is also combined, with a sitting bath or shower. In fact, we can say that this is a full-fledged one-room apartment, only there are more neighbors on the floor.

The advantage of such housing

Despite the very small area, hotels are in stable demand in the real estate market. And the reason for this is the rather low price compared to the same "odnushka". It is quite natural that yesterday's students or young families cannot afford to immediately buy a full-length apartment, but KGT are much more democratic, and, if necessary, mortgage lending to help. Of course, often, when a re altor offers to see a hotel, buyers refuse, considering such housing to be something like a dorm room or a communal apartment. However, this opinion is not correct, because, in fact, the hotel is the same separate, isolatedhousing, only a smaller area. And quite often you can find both an improved layout and quite interesting variations on a theme from talented owners.

How to equip a small space?

The design of living rooms is, of course, difficult, but quite possible. The main thing in this process is the zoning of space, the separation of the kitchen from the bedroom. Decorative plasterboard partitions, glass structures or interior items can help with this. For example, on the border of the kitchen and recreation area, you can put a rectangular dining table or bar counter. Then the hostess will not have to interrupt the conversation with the guests during the change of dishes. The role of a partition can also be played by a rack, computer desk or sofa. Transforming furniture is ideal for an apartment such as a living room. The photo clearly demonstrates the advantages of this solution.

It could be a pull-out bed. At the same time, it can be a podium for visual zoning of the room, and under it there are boxes for storing things. The lift bed takes up very little space. It is easily lowered at night, and in the daytime you have enough space to receive guests. And you can even try and find a whole transforming kitchen, which, depending on the situation, will divide or unite the space.
