In the future, a developed urban infrastructure will appear here with children's institutions, shopping centers, and leisure facilities. So far, there is almost nothing on this list. How do the apartment owners of the first houses handed over in Platovsky live? What difficulties do they have to face? How is the construction progress of this residential complex? When is the deadline for submission? First things first.

Location

It can be said that the residential complex "Platovsky" (Rostov-on-Don) is being built on the northern outskirts of the city. Addressof the land plot allocated for its development was as follows: Pervomaisky district, Mussorgsky street / Alyabyeva lane. Now the first already commissioned houses are assigned to Teryaeva Street. They were assigned the letters 9, 8, 5 and 7, and the house with the letter 6 is assigned to Timofeeva Street. From the western side of the complex is the Garden Association "Cosmos", from the south and east - the districts of Kamyshevakh and Aksai. In the northern direction from the complex to the garden partnership "Rostselmash" there are territories not occupied by large construction projects.

Transport accessibility

It is not yet very convenient for residents of the Platovsky Residential Complex to get to the central districts of the city. Reviews of those who have already moved into their new apartments note that one of the main disadvantages of the complex is its inconvenient transport accessibility. Only one bus No. 35A reaches the new complex, and as a rule, there are no flights at 6:00 and 6:30, declared in the timetable, and the interval between other flights is about an hour. You need to walk about 500 meters from the complex to bus stops No. 36 and No. 42A, which is not so far, but these routes also work extremely poorly. Residents of Platovsky sent an open letter to the city administration with a request to move the termini of some city buses, in particular No. 92, closer to the housing complex. As a result of their efforts, the authorities allocated more cars to route No. 35A, which practically did not affect the traffic interval. In addition, the mayor’s office promised to resolve the issue of moving the final stops of some buses closer tocomplex.

For car enthusiasts, the transport accessibility of the Platovsky residential complex can be called conditionally favorable. Shchepkinskoye highway passes near the complex, turning into Alyabyeva lane, which is certainly convenient. In addition, it is easy to get from the complex to the Don highway, and use it to get to the city center. But these highways often experience congestion, which increases the travel time to/from work.

Ecology

Nature around is one of the significant advantages of Platovsky Residential Complex. Rostov-on-Don has a developed industry, but all enterprises are concentrated closer to the city center and are at a considerable distance from Platovsky.

But natural objects are located very close to the complex. So, it is only 500 meters from the Rostov Sea, less than 800 meters from the Shchepkinsky Forest, and less than 1 kilometer from the beach on the Rostov Sea and the forest park located immediately behind it.

In large cities, the flow of cars on the roads worsens the environment. LCD "Platovsky" was lucky with this, as there is only one more or less busy traffic artery next to the complex.

Small minuses in the location of the complex, as pointed out by some residents, there are only two points:

  1. Upstairs residents with east-facing apartments report seeing a cemetery from their windows.
  2. A nuclear repository is located 15 km from the complex.

The developer at the Platovsky Residential Complex is not one company, but a whole association called VKB Novostroyki. It includes 9 construction companies and 6 management companies. Specifically, Platovsky is being handled by SK Rostovskoye, CJSC Kubanskaya Marka and OJSC Gulkevichsky. VKB Novostroyki is a fairly well-known construction agglomerate engaged in the construction of real estate not only in Rostov, but also in Krasnodar, Anapa, and Sochi. The developer has dozens of commissioned facilities, including housing complexes, schools, hospitals, kindergartens, sports facilities, and all companies included in VKB Novostroyki strive to always meet deadlines and perform work with high quality.

Complex infrastructure

LCD "Platovsky" in Rostov-on-Don, according to the master plan, consists of 5 buildings with a height of 16 to 19. In the future, another 14-15 buildings of different heights will be built nearby. In the residential complex under consideration, the infrastructure is not very rich and includes only well-maintained adjacent plots. Flowers, shrubs and trees will be planted here, tiled paths will be laid, benches will be installed. Surrounded by greenery, the developer undertakes to build several children's playgrounds with attractions, ground parking, and allocate places for drying clothes. Fencing of the territory and its protection are not planned. In the future, when the microdistrict grows, multiple socialobjects (market, kindergarten, school, clinic, pharmacies and shops, sports facilities).

Infrastructure nearby

At the moment there is no very developed infrastructure in the immediate vicinity of the Platovsky Residential Complex (Rostov-on-Don). Residents' comments note that building social facilities on the territory of the complex is a burning necessity. Of all that is now nearby, this is a veterinary clinic 450 meters from the residential complex, and two grocery stores, respectively, 650 and 500 meters away. The nearest kindergartens (private and municipal) are within a radius of 1500 meters, the nearest schools and clinics are within a radius of 2000 meters. It is about 1 km to walk to large supermarkets and shops from the complex.

Design of the complex

Platovsky LCD (Rostov-on-Don) has a simple, but at the same time stylish design. The photo shows the facade of one of the buildings. As conceived by the designers, the complex is an economy class housing. House letter 5 two-section, has 19 floors; houses of letters 7 and 8 are three-section, erected on 16 floors; houses of letters 6 and 9 are also three-section, erected on 17 floors. The construction of all buildings was carried out with the installation of a powerful foundation cushion on reinforced concrete piles, the construction of letters 7, 8, 6 and 9 was carried out by the panel-frame method, and letter 5 - by the monolithic method. At the same time, the thickness of the outer walls is 250 mm, taking into account the internal insulation up to 80 mm. Outside, the facades of the buildings are finished with ceramic tiles. Each house has spacious entrance areas,equipped with two lifts. They were installed by Soyuzliftmontazh-South. All communications are connected to the buildings, the sewerage is cut into the city network, the heat will be supplied to the apartments from their own boiler house.

Apartment plans

In the Platovsky residential complex, all apartments are rented with final finishing (laminate is laid on the floor, wallpaper is glued on the walls, ceilings are plastered (their height is 2.6 meters), communications are laid out, counters, radiators, interior doors are installed, fire safety sensors are connected, balconies and loggias are glazed, wall tiles are laid in the bathrooms, toilet bowls, washbasins and bathtubs are installed, wall tiles are laid on the work wall in the kitchens, an electric stove and a sink are installed.

The categories of apartments are as follows:

  • one-room apartments - area from 41 m2 to 44 m2;
  • two-room - 75 m2;
  • three-room - S=85 m2.

Balconies or loggias are provided in each apartment. In all “odnushki” the toilet and bath are combined, in the “kopeck piece” there are options for both combined and separate bathrooms and baths, in all “treshka” the bath and bathroom are only separate. Purchase

The construction of the residential complex "Platovsky" in Rostov is coming to an end. At the stage of excavation, a square meter of housing here cost from 30,000 to 33,000 rubles. Now in freeonly a few apartments in letters 6 and 9 are left for sale. A square meter of housing in them (according to the sales department) costs from 36,700 to 43,600 rubles.   • Liter 9 - III quarter. 2016.

To date, all buildings have passed state acceptance, received certificates of acceptance into operation. In letters 7 and 8, many tenants have already moved into their apartments. In letter 5 there is a settlement. In letters 6 and 9, the stage of acceptance of apartments by their owners has begun. It goes mostly smoothly, because there are practically no imperfections and defects in the work of the builders. The developer has scheduled the final issuance of keys for the beginning of the second quarter of this year.

The complete complex (with landscaping and infrastructure) should be commissioned by the end of 2017.

This housing complex has become a wonderful opportunity to acquire a long-awaited apartment for people with medium or low income. It also provides for the sale of real estate on special conditions to orphans and other socially unprotected categories of citizens. Perhaps this is one of the main advantages of Platovsky.

The opinions of those who have already moved in about the complex are somewhat ambiguous. Residents see the following advantages in the residential complex:

  • adequate price for 1 square meter;
  • apartments were rented fully finished;
  • wonderful ecology of the area;
  • proximity to the Rostov Sea and forest parks.

Disadvantages noted by residents are as follows:

  • transport accessibility consists of one bus route, the interval of which is about an hour, and all other bus routes are still at the level of promises;
  • very expensive utilities;
  • heating often does not work in apartments;
  • water may not rise to upper floors;
  • after signing the acceptance certificate, the builders did not correct all the violations noted;
  • no infrastructure.

Those who are still waiting for the treasured keys note the following shortcomings:

  • delay in deadlines;
  • Some apartments have poor-quality glazing of balconies and poorly sealed construction joints.

The advantages of the complex are seen by equity holders in its location relative to natural objects, in low housing prices, in the reliability of the developer and in the excellent work of sales managers.
