Plus, the developer offers discounts for 100% payment for a one-room apartment - 20%, two- and three-room apartments - 15%. If housing is bought in installments, then with a first installment of 30% for three years, an interest-free installment plan is provided (without discounts), with a contribution of 40% or more - the same installment plan, but with a 10% discount from the initial payment.

Information for new settlers

To register an apartment in the residential complex "Kantemirovsky", you must contact any office of the MFC in the city. To register the right to acquired property on the basis of a share contribution agreement, you must submit the following documents (two originals):

  • share agreement;
  • act of acceptance and transfer of the apartment;
  • additional agreements (if any);
  • helpon the payment of a share contribution;
  • acceptance certificate (attached to the investment agreement);
  • receipt of payment of state duty;
  • power of attorney (if necessary);
  • two certificates of full repayment of the mortgage and a loan agreement (in case of full repayment of the mortgage loan).

If the right to the acquired property is registered on the basis of an equity participation agreement (DDU), then the following package of documents is required:

  • original DDU with a stamp on registration with Rosreestr (one copy);
  • originals of additional agreements (if any);
  • originals of the Act of acceptance and transfer of the apartment (two copies);
  • power of attorney (if necessary);
  • receipt of payment of state duty.

Slips in customer reviews and the theme of the cost of apartments. Many people think that prices in Kantemirovskiy are very attractive, especially in comparison with nearby complexes.

A significant part of new settlers notes the reliability of the developer in their reviews. Some do not like the one-sidedness of two-room apartments at 52m2.

There are also negative points. The residents of the complex consider the transport situation to be quite difficult. The nearest stop is almost half a kilometer away. To any of the metro stations - 1.5 km. And this, according to residents, is 25 minutes at an average pace. And by the way, there is no metro station near this residential area even in the long-term plans.

The streets adjacent to the residential complex are almost always in traffic jams, especially Kushelevskaya road and etc. Marshal Blucher. Departure from "Kantemirovsky" is possible only on one side of the Kushelevskaya road going north. That is, those who need to go in the opposite direction will need to overcome the entire overpass to turn around. Judging by the reviews of the apartment owners, the developer does not warn about the proximity of the concrete plant in the brochures and on the website. It is also unknown to buyers that on the north side of the residential complex there is an adjacent territory with a gas station, garages and a snow melting point. If you look further north on the map, you can see the railway with the Theological Cemetery behind it.

Also, few people know before buying about future significant expenses. In addition to the surcharge for the increased area (this is prescribed in the contract), no one warns that, for example, to conduct electricity in a one-rooman apartment costs about 12 thousand rubles, for a two-room apartment - 15 thousand. You need to pay 500 thousand rubles for a parking space, and then a thousand every month.

Another topic of reviews is the conditions of purchase. To purchase a home, you must join a housing cooperative. The contract signed at the same time does not give the opportunity to make claims in case of non-compliance with the terms of settlement, handover of keys or delivery of the object. The share contribution is equal to the cost of the purchased apartment. In addition to this (it is written in the contract), an entrance fee (10 thousand rubles) must be paid, which, by the way, according to clause 5.5 of the contract is not refundable under any circumstances. The amount of the target contribution varies from 11,800 to 22,400 rubles. If the shareholder terminates the contract for his own reasons, then the share contribution returned to him is reduced by 15%.
