Now, enterprises have been withdrawn from the territory of this district, which is located near the Kolomenskaya metro station, and the site has been given over for construction. Nearby, within a five-minute walk, there is a well-maintained museum-reserve, with an abundance of greenery, temples, historical monuments and wildlife. The total area on which the construction of the residential complex "River Park" is being carried out is almost thirty hectares, but the buildings will occupy only thirty percent of this area, the rest is naturally cultivated nature: with the embankment, boulevards, parks, squares, sports facilities, playgrounds and other well-maintained publiczones.

Residential complex "River Park" is decorated in the style of post-constructivism. Moscow in recent years has become rich in modern new buildings, many of which are unique. Here, the comfort of future residents is thought out to the smallest detail. The buildings will be built on a quarterly basis, forming cozy enclosed courtyards. And this isolated space is now highly demanded by residents of megacities, because people tired of the bustle want a comfortable social environment, that is, to know their neighbors by face and by name.

This is exactly what is provided for in the layout of the residential complex "River Park". Here, the courtyard culture that dominated Moscow fifty or sixty years ago may well be revived. And if we add to this wonderful unhurried walks along the embankment near the big water, where space is perfectly provided and boundaries are pushed back, there are obvious advantages of buying a home in the River Park residential complex. Reviews say that there are a lot of people who want to settle here.

In total, there are 22 buildings in the residential complex, ranging from nine to nineteen floors, in which approximately six thousand people will live. The developer of the residential complex "River Park" is the company "Rechnikov Invest". The project is being implemented by the development company AEON Corporation together with Ferro-Stroy. Sberbank acted as a financial partner, and AB Ostozhenka acted as a general designer.

Wooden ergonomic benches are designed for relaxation.

All small forms located on the territory will be with decorative lighting, and general lighting in courtyards and on the streets will not interfere with the sweet sleep of residents in their apartments. Children will not get lost here even on bicycles: special safe routes have been developed for them, which are looped. There will be playgrounds for every age group. For teenagers, parkour and specific fitness equipment will be created.

As already mentioned, the author's project of the residential complex "River Park" is used in the construction of the complex. It is difficult to describe it completely. After all, it can turn out to be too long, since there are so many interesting solutions. We will talk about some of them in the article below. For example, about school. It will have a glass facade, so children will notmove away from the social environment of the entire city block. They will be at school, but a little bit at home.

There are special safe routes to school. For young schoolchildren, developing zones will be arranged right under the open sky. A kindergarten will have its own swimming pool. The project pays special attention to the he alth of children. There are vast areas for walking around the school and kindergarten, and the kids will study in spacious and bright classrooms. Even the lockers here will be special - with ventilation so that the child's clothes will dry out after a walk.

Competition

The competition for the development of the architectural concept was declared international. The finalists were architectural firms from Italy, China and Russia. The jury for a long time chose the most thoughtful and successful from the excellent projects. Russian architects won. The basis of the project is the unity of the solution, the harmony of all elements: from bicycle and pedestrian paths to piers, a lighthouse and the general landscape. Paving, gazebos, every small form - everything is linked into a single complex, providing comfort for the eyes and convenience for everyday life.

The embankment is functionally zoned - with walking areas and venues for all kinds of events. Restaurants and cafes will operate throughout its length. The embankment is framed by groves of birches and elms, a large apple orchard and another floating garden - on a ship. In winter, a skating rink and a Christmas tree will be installed on the main square of the complex.

Residential and non-residential

BAt the moment, there are nineteen non-residential premises for sale, which are located on the first floors of three buildings of the first stage of commissioning of the residential complex "River Park". Prices per square meter start from 159 thousand rubles. The area of these premises is from 45.30 square meters to 88.73. In total, 1,400 square meters of purely commercial space are being sold in the first stage, and up to six thousand square meters in the entire project. Residential premises - 2300 apartments in seven houses of the first stage. All buildings are nineteen floors with apartments ranging from thirty to one hundred and nine square meters, from one to four rooms.

The first three three-section buildings (No. 8, 9, 10) offer 648 apartments, of which 216 are one-room, 324 are two-room and 108 are three-room. The main feature of the local apartments is an improved layout. The buildings of the first stage are made of precast concrete, but the first floors are completely monolithic, so the most spacious and comfortable layouts are provided. They do not have extra partitions and corridors that distinguish panel housing construction. The ceilings are also much higher here: three and a half meters in the eighth and ninth buildings and four meters in the tenth.

Because the size of windows in non-residential premises is one and a half times larger than in apartments. But all the premises of the tenth building, which overlook the embankment, have panoramic windows. The first floors house offices with separate entrances, common areas and control rooms. The elevators in each section are noiseless - cargo for a thousand kilograms and passenger - for four hundred. one-room apartments,offered today in the residential complex "River Park", from six and a half to ten and a half million rubles, two-room apartments - from eight to sixteen million, three-room apartments - up to twenty-four. However, there are very, very few apartments left.

Parkings

Ground parking lots of the residential complex are combined from two materials - fiber cement panels on the lower part of the main building and on the end facades of the buildings and metal pipes painted white. Two surface parking lots are already located on the territory of the complex. They are perceived very harmoniously in the overall development system, despite the fact that this is just a garage complex. Most likely, this effect is achieved due to the fact that the facades of buildings are also lined with fiber cement panels.

Entrances and exits to the garages are carried out through separate gates with automatic barriers and only through a special internal passage between the parking buildings. Access to this protected area, including entry and exit of vehicle owners, is controlled by a management system. The upper floors of the car park (from the second to the sixth) can be reached by elevators, which are located at the ends of the buildings, or by the stairwell. Total area - 15,051 square meters, 521 places for cars. From the first stage of residential buildings, parking lots are located at a distance of one hundred meters.

Features and Features

Only the first part of this residential complex will consist of three phases of three or four buildings in each of them. Totalone hundred and sixty-eight residential square meters. Approximately six thousand people will live in four and a half thousand apartments. These are panel houses (Europe series) on nineteen floors. These apartments will have internal walls and even finishes from the developer. Three buildings - from the eighth to the tenth - are arranged with the letter "P", thus forming a nice patio, where everything is thought out to the smallest detail in favor of the convenience of residents. However, many buyers have a question: why are there panel houses here, if the project should have a monolith?

Probably, this was done in order to collect the first (and more "easy") money for the construction of the next in line and more expensive buildings. Typical houses are always cheaper than monolithic ones, and much more. Yes, and building them is not an example faster. And this plan worked. There are not even two dozen free apartments in the first stage today - they are all sold out. And the developer counts the money and thinks about how best to allocate it for the construction of more expensive and complex buildings. In the second stage, there are also three identical houses, but already monolithic prefabricated structures and aerated concrete blocks. There are eighteen floors in the buildings and two towers - fifteen and twelve. This is where the parking lots will be underground.

Interestingly, the roof of the parking lot protrudes from the ground by about four meters. Therefore, the patio will be raised, fenced. Neither cars nor strangers will be able to access here. Here, the entrance to the entrances is carried out only from the outside of the buildings, and to the insidethe courtyard can be passed through the second floors of residential buildings of the second phase of the residential complex "River Park". Their due date is 2017. There are no internal walls and decoration, and the windows are 210 centimeters high, very large. In any case, much more than in the panel houses of the first stage. The third stage will be ready in 2018.

Second and third stages

In the second phase of construction of monolithic houses eighteen, fifteen, twelve and nine floors. In the apartments, the ceiling height is three meters, in the entrance groups - almost six. Simultaneously with the second stage, the kindergarten is being handed over (individual project). Finishing of all common premises in the buildings of the second stage - design. A concierge is provided. The façade is ventilated, sound insulation and thermal insulation are increased. Ceramic and fiber cement boards on the facade decoration are imported, of the highest quality.

And in the first stage, and in all the others - places for air conditioners are provided. The third stage - also monolithic houses of fifteen, twelve and nine floors. This is the first line from the river with the best views of the embankment. Simultaneously with the third stage, the school, made according to the author's project, will be commissioned. The one and a half kilometer embankment will be completely landscaped by the time the third stage is completed - with piers for boats and boats, a boat station, boathouses and the like. Moreover, a sailing school for children is also being built here. In total, twenty-two high-rise buildings will be built in the complex.

This is a very large-scale project, which is entirelyfully provided by its own infrastructure. The area of the capital is highly developed. The only drawback is the bad environment. Wastewater treatment facilities are located one and a half kilometers from this area. From there, with a fair wind, an unpleasant smell spreads throughout the district. In addition, the land where construction is taking place requires mandatory renovation. Not all buyers are sure that the developer will solve these problems. However, apartments are sold out incredibly quickly.

Advantages and disadvantages

First, the good stuff. Soon, before 2020, a new metro station, Klenovy Boulevard, will open here. It is very close to the residential complex "River Park". The Nagatinskoye backwater area is pleasant with a large number of green areas. It is not transit, so there will always be a quiet and peaceful place to stay. Only one private embankment is worth a lot. And what magnificent views from the windows of the parks and reservoirs! The developer is very reliable.

It's definitely tested and won't let you down. The infrastructure here is excellent. If something is not enough in the residential complex itself, around it - Moscow - the area is almost central, which has everything, like in Greece. The clinic in the residential complex is its own, there are several shopping centers, a school, a kindergarten. What else is needed? Now for the negative. It's smaller, of course. We have already talked about the environment. The metro is far away. The water is close - it's good and beautiful, but the foundations would not leak. There will soon be much more people here, because the construction of Moscow Disneyland is planned next to the residential complex. The biggest drawback is traffic jams, but this can be said with confidence about absolutely any district of Moscow.

Housing here is beautifully done, the surroundings are picturesque, for every taste, but - alas! - not for every wallet. And the most interesting: Nagatinsky Zaton, a peninsula located in the Southern District of Moscow, is the most densely populated in this metropolis. Here, on the peninsula, many people live - one million and another eight hundred thousand. If you add up the population of Novosibirsk and Barnaul (cities are not small in terms of territory), you get about the same amount. But only the territory of Nagatinskiy Zaton is much smaller.
